How to get a Real Estate License in Tennessee

Real estate license applicants in Tennessee must be 18 years old, submit to fingerprinting, and be a high school graduate. Applicants also must complete 90 hours of pre-license education and hold errors and omissions insurance.

Exam

The Tennessee real estate exam consists of 120 questions, which must be completed within 240 minutes. The first exam section includes questions on the following national real estate topics:

  • General principles of agency
  • Financing
  • Property conditions
  • Contracts
  • Transfer of titles
  • Practice of real estate
  • Calculations
  • Specialty areas
The second exam section includes questions on the following state real estate topics:
  • Duties and powers of the real estate commission
  • Licensing requirements
  • Advertising and marketing
  • Broker/affiliate relationships
  • Handling of documents/record keeping
  • Handling of trust/escrow funds
  • Improper activities/consumer protection
  • Agency and disclosure
  • Special areas of practice
