Realtyna MLS Router™ Terms of Service-MLS
Introduction
This Agreement specifies the terms, conditions, and definitions of Realtyna’s MLS Router™ Service. This document will also outline all of Realtyna’s procedures, requirements, and features of and for this service. I. Acceptance
By signing up for the service You acknowledge and agree to fully comply with these Terms (including any updates)
II. MLS Router™ API – Description of Services
“MLS Router™’s API” a Network that connects MLS providers and API Consumers to develop the apps that they can build over the MLS data feeds based on HeadLess architecture. Each MLS Router™ API offering includes a description of that MLS, an independent data contract, and the display app / web package of the client should receive necessary permissions. MLS data is normalized to the RESO Data Dictionary and returned in JSON format (from the Web API), XML or CSV (from RETS), Any fields that are not able to be normalized (e.g. ‘custom’ or ‘native’ fields) are made available as well, at the MLS’s discretion.
III. User of Services and Grant of License
4.1 Subject to the terms and conditions of these Terms, Realtyna completely follows MLS rules and regulations to grant to You a non-transferable, non-sublicensable, non-exclusive, revocable and limited license to use the HeadLess API Services for the sole purpose set forth in Your data license agreement (“API Data License Agreement”) with each applicable Licensor(s) (each, an “Approved Use”, collectively, the “Approved Uses”). You may not use the API Services or Data for any other purpose, including but not limited to, creating or promoting any derivative works or for any use other than an Approved Use by your Original MLS or Data Provider.
4.2 Participent maintains the sole responsibility for protecting the licensed access to their database. Participants shall protect such access and shall safeguard and maintain its confidentiality. Data is provided by the Realtyna on an “as is, as available” basis. Realtyna will give Participant seven (7) days written notice of any technical changes that would affect Participent’s ability to access Data.
4.3 The terms for becoming an approved vendor with the MLS Real Estate Boards, carry heavy obligations and responsibilities for the vendors. Therefore, Realtyna as a vendor must ensure that:
a) No third party has access to the MLS database
b) We maintain necessary accesses to execute our Vendor’s responsibility.
C) Clients should confirm with the MLS / Data provider and Realtyna where and how the data will be used.
d) Clients are required to follow respective MLS terms and conditions.
IV. Operational Data & Feedback
In order to provide the Services, the MLS may collect and use the information about your access and use of the Services (the “Services Usage Data”) as part of the duties of the Vendor for constant improvement of its software and service. Such information may include but is not limited to feedback and improvement requests.
V. Procedure – Realtyna’s MLS Router™:
- Upon signing up to MLS Router™, users will have immediate access to Demo Data to start building apps.
- Our MLS team will send forms and approval processes for actual MLS data for their feed of choice within 2 – 3 working days. (or multiple feeds of choice).
- Upon approval (MLS dashboard), your feed will be available on your MLS Router™ service with the same “Authentication/Authorization key/credential)
VI. Post-Launch Maintenance for Realtyna’s MLS Router™
After the process is completed, you may need additional support as time progresses. Our website offers knowledgebase articles, how-to videos, manuals and the ability to submit a technical ticket for support. Please see the following links:

VII. Terms of Fees, Payments, etc.
8.1 By agreeing to these terms and conditions, you agree to follow Realtyna’s payment/fees policy.
Unless otherwise agreed upon with Realtyna, You will be charged a monthly fee for access to the API, subject to Realtyna’s then-current monthly API access rate. If You are not already subject to a monthly fee as of the effective date of these Terms, Realtyna will provide You with at least a 7 day prior written notice of such fees (sent to the email address associated with Your Account), and you will be asked to provide a payment method for continued access to the Services after such 7-day period.
8.2 If you are subject to a monthly fee, You will be required to provide credit card information in Your Account. You agree to keep Your billing account information current at all times. By providing Realtyna with Your payment information, You (a) represent that You are authorized to use the payment method that You provided and that any payment information You provide is true and accurate; and (bb) acknowledge that Your credit card is not present and authorize Realtyna to charge Your credit card on file for any related fees,
8.3 Realtyna has the right to disconnect the feed and cancel the agreement after 1 notice via an email to your billing address on file. After the feed has been disconnected, reconnection will require a $450 reconnection fee.
8.4 Your access is subject to MLS approval.
8.5 Any issue in the MLS RESO Gateway portal, may result in delay in syndications and such in cases we are not responsible.
8.6 The website/app of the client should go through the compliance if it’s instructed by the MLS provider like IDX.

MLS Router™ Q + A (FAQ)
How long does it take for an MLS to approve my data access?
Any data access is wholly at the discretion of the MLS, and each will have their own processes and criteria for approval.
What MLSs do you currently have API integrations for?
Currently available datasets can be seen on the dashboard after you have created an account. We are always in the process of adding more datasets. If you are a brokerage and a member of an MLS that you do not see on the dashboard, please reach out to us to discuss further options.
Is the RESO Web API and Data Dictionary RESO certified?
Yes, our RESO Web API is Platinum compliant and certified. MLS data is normalized to RESO Data Dictionary standards.
How does the MLS data get returned?
MLS data is normalized to the RESO Data Dictionary and returned in JSON format (from the Web API), XML or CSV (from RETS), Any fields that are not able to be normalized (e.g. ‘custom’ or ‘native’ fields) are made available as well, at the MLS’s discretion.
I am a broker and a member of multiple MLSs – can I get all my data with a single feed?
Yes, you may create a virtual dataset that will allow you to retrieve listing data across all of your datasets.
How often do you refresh the MLS listing data?
Typically we refresh listing data every 10 minutes or less, depending on the resource and the MLS.
What MLS listing data will I have access to after access has been approved?
The API can serve all data from all resources (including Properties, Members, Offices, Open Houses and any others like Rooms and UnitTypes), as well as off-market data. However, the MLS has full control of what data is served through the API on a per application basis, and access is at their discretion.
Can I use the MLS Router™ to replicate an entire MLS dataset?
Yes, we have tools that make replication easy, although this is only available at the discretion of the MLS that has approved your data access. See the documentation for more information.
Can I get access to all MLS listing data nationwide?
No – the MLS Router™ is available on an MLS by MLS basis, and each of them individually control the data they distribute.
How can I access non-MLS datasets?
The process is essentially the same as for MLS data access. After registering an account, apply for access to any available dataset you are interested in. Access will be granted depending on your specific use-case.
VIII. General Terms and Conditions
9.1 Applicable Law. This Agreement shall be governed by and interpreted according to the laws of the State of Delaware, without regard to its conflicts and choice of law provisions.
9.2 Survival of Obligations. The provisions of this Agreement that by their nature are continuing shall continue in full force and effect and shall bind the Parties beyond any termination or expiration of this Agreement, including, without limitation
9.3 Dispute resolution; Attorney’s fees. Any controversy or claim arising out of or relating to this Agreement, or the breach thereof, shall be settled by binding arbitration administered by the American Arbitration Association under its Commercial Arbitration Rules, including its Optional Rules for Emergency Measures of Protection (collectively, the “Arbitration Rules”), and judgment on the award rendered by the arbitrator(s) may be entered in any court having jurisdiction thereof. In the event of a dispute arising from or related to this Agreement, each Party shall bear all costs incurred by it, including, without limitation, its court costs, attorney’s fees and other related costs and expenses. Without limiting the foregoing, the Parties agree to act in good faith with respect to this Agreement and efforts to resolve any dispute. The location of the arbitration shall be selected by Realtyna in its sole discretion.
9.4 Notice. All notices to be given under this Agreement shall be mailed or emailed to the the Parties at their respective addresses; and shall be effective the earlier of the date of receipt or three days after mailing or e-mailing.
9.5 No Waiver and Cumulative Remedies. No waiver of this Agreement or any of its terms is valid or enforceable unless reduced to writing and signed by the Party who is alleged to have waived its rights. Any such waiver is not to be deemed a continuing waiver of any other breach or default in the performance of any of the same or other obligations hereunder. All remedies relating to this Agreement are cumulative and in addition to any legal or equitable remedy otherwise available to the Parties.
9.6 Entire Agreement; Amendment. This Agreement contains the full and complete understanding of the Parties regarding the subject matter of this Agreement and supersedes all prior representations and understandings, whether oral or written, relating to the same. The Agreement may not be amended or modified in any way unless mutually agreed upon in writing by all Parties.
IX. General Prohibitions
You agree that You will not (nor will You incorporate into an Approved Use the ability for Your end users to) do any of the following:
(a) attempt to decipher, decompile, disassemble, or reverse-engineer the Services;
(b) attempt to mislead or deceive; post or transmit information that infringes or violates the legal rights of a third party, including the rights of privacy and publicity of others;
(c) attempt to circumvent or hack any security requirement or process in the use of the Services, or attempt to access any part of the Services (or any of their related systems, networks, servers or other equipment) for which You are not authorized to access, or attempt to disrupt in any manner the operation of the Services, its servers or networks, or disobey any requirements, procedures, policies or regulations of our networks connected to the Site, or manipulate identifiers in order to disguise the origin of any the Data transmitted on or through the Services, or the source of any the Data;
(d) post or transmit any file which contains viruses, worms, Trojan horses or any other contaminating or destructive features, or that otherwise interfere with the proper working of the Services;
(e) use any robot, spider, scraper or other similar data gathering tools to access, acquire, copy or duplicate information that is similar to or the same as the information included in the Data as provided by the Services; or
(f) license, sublicense, rent or lease the Services or the Data accessed through the API to third parties, or otherwise make the Services available to third parties, other than to the end users of an Approved Use.
X. Disclaimer
THE SERVICES AND DATA ARE PROVIDED TO YOU ON AN “AS-IS” AND “AS AVAILABLE” BASIS, AND THE ENTIRE RISK AS TO SATISFACTORY QUALITY, PERFORMANCE, ACCURACY, AND EFFORT IS WITH YOU. NEITHER REALTYNA NOR A LICENSOR MAKE ANY REPRESENTATIONS, CONDITIONS OR WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, STATUTORY OR OTHERWISE. IN PARTICULAR, REALTYNA, EACH LICENSOR, AND THEIR SUBSIDIARIES AND AFFILIATES, LICENSORS AND THEIR SUPPLIERS, DO NOT REPRESENT OR WARRANT TO YOU THAT:
(a) YOUR USE OF THE SERVICES AND/OR THE DATA WILL MEET YOUR REQUIREMENTS;
(b) YOUR USE OF THE SERVICES AND/OR THE DATA WILL BE UNINTERRUPTED, TIMELY, SECURE OR FREE FROM ERROR;
(c) THE DATA OBTAINED BY YOU AS A RESULT OF YOUR USE OF THE SERVICES WILL BE ACCURATE OR RELIABLE; OR
(d) DEFECTS IN THE OPERATION OR FUNCTIONALITY OF THE SERVICES WILL BE CORRECTED.
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, NEITHER REALTYNA NOR LICENSORS MAKE ANY REPRESENTATIONS, CONDITIONS, WARRANTIES OR GUARANTEES, EXPRESS OR IMPLIED, REGARDING THE ACCURACY, RELIABILITY OR COMPLETENESS OF THE DATA, OR OF THE SERVICES, OR THAT WHICH IS DERIVED FROM OR BY THE USE OF THE SERVICES AND DATA, AND BRIDGE EXPRESSLY DISCLAIMS ANY WARRANTIES OF NON-INFRINGEMENT OR FITNESS FOR A PARTICULAR PURPOSE, THAT THE DATA AVAILABLE THROUGH THE SERVICES IS FREE OF INFECTION FROM ANY VIRUSES OR OTHER CODE OR COMPUTER PROGRAMMING ROUTINES THAT CONTAIN CONTAMINATING OR DESTRUCTIVE PROPERTIES OR THAT ARE INTENDED TO DAMAGE, SURREPTITIOUSLY INTERCEPT OR EXPROPRIATE ANY SYSTEM, DATA OR PERSONAL INFORMATION OR THAT THE ACCESS TO UR USE OF THE SERVICES WILL BE UNINTERRUPTED OR ERR-FREE.
NEITHER REALTYNA NOR LICENSORS ARE RESPONSIBLE FOR THE ACTS OR OMISSIONS OF, OR FOR THE FAILINGS OF, ANY THIRD-PARTY PROVIDER OF THE DATA, SERVICE, NETWORK, SOFTWARE OR HARDWARE, INCLUDING BUT NOT LIMITED TO, INTERNET SERVICE PROVIDERS, TELECOMMUNICATIONS PROVIDERS, DATA PROVIDED BY THIRD PARTIES, OR ANY SOFTWARE OR HARDWARE NOT PROVIDED BY REALTYNA.
THE SERVICES ARE PROVIDED SOLELY TO TRANSMIT THE DATA TO YOU OR ON YOUR BEHALF AS AUTHORIZED BY THESE TERMS OR A LICENSOR, AND YOU ARE ADVISED NOT TO RELY ON THE FEATURES OR PERFORMANCE OF THE SERVICES FOR ANY REASON. YOU AGREE TO USE THE SERVICES WITH ALL DUE CAUTION, AND TO TAKE EVERY PRECAUTION TO ENSURE THE INTEGRITY OF YOUR DATA, HARDWARE, AND SOFTWARE. YOU EXPRESSLY AGREE THAT YOUR USE OF THE SERVICES AND DATA IS AT YOUR SOLE RISK.
XI. Force Majeure
Realtyna does not guarantee that the Services, or any content contained within or accessible through the Services, will always be available or uninterrupted. Access to the Services may be unavailable, delayed or limited from time to time due and Realtyna shall not be deemed in default of these Terms, nor shall it be liable for, any cessation, interruption or delay in the performance of its obligations hereunder due to: (a) earthquake, flood, fire, storm, natural disaster, act of God, war, terrorism, armed conflict, labor strike, lockout or boycott; (b) failures of software, other computer programming, third party suppliers, subcontractors, service providers and carriers; or (c) other similar events beyond the reasonable control of Realtyna.
XII. Termination
The Terms will continue to apply until terminated by either You or Realtyna. Your license to the Services (in whole or in part) will terminate on the earlier of (a) You and/or a Licensor requesting termination of Your access to that Licensor’s materials in the Services, (b) a Licensor terminating its services license agreement with Realtyna, or (c) You may terminate the Terms and its license to access and use the API and Data by sending an account termination request to Realtyna via email at [email protected]. Realtyna will terminate Your access to the Services and Data upon receipt of the account termination request. In addition, Realtyna may terminate Your license to the Services at any time if it determines, in its sole discretion, that You violated these Terms of Use. Upon termination, You shall no longer be permitted to access or use the Services. Upon termination of the Terms for any reason, You will immediately discontinue its access and use of the Services and/or Data. Any continued use or storage of the Data by You after termination of these Terms is subject to the terms in Your applicable Data License Agreements.
XIII. Modifications
Realtyna may modify these Terms from time to time. Any changes will be effective immediately upon Realtyna posting the revised version of the Terms at www.MLSrouter.com/www.realtyna.com. Your continued use of the Services after the effectiveness of such changes will constitute acceptance of and agreement to any such changes. You further waive any right to receive specific notice of such changes to the Terms. You are responsible for regularly reviewing these Terms.
